We negotiated exclusively with this buyer through a series of counters, landing at $5,150,000 with minimal financing—just a $1M loan to satisfy exchange requirements. The buyer removed contingencies per the contract by 7/31/25, providing the seller with clear certainty of execution.
During escrow, our team structured around brush clearance liens, insurance loss runs, and pre-closing tax items, keeping the file on track. After one extension, we closed on 8/29/25 as scheduled.
