From assessment to closing
Valuation and sale strategy
A view of achievable pricing built around actual collections, condition, remaining work, comparable sales, and the likely buyer. Compare the sale alternatives and carrying costs before choosing a marketing plan.
Property and diligence preparation
Identify the records buyers need and the gaps that can affect an offer: leases, operating statements, title, permits, unit status, construction estimates, and third-party reports. Coordinate access and delivery with the receiver or asset manager.
Buyer outreach and offer evaluation
Target investors whose operating experience and capital fit the asset. Compare price alongside proof of funds, contingencies, diligence completed, deposit terms, and the proposed closing schedule.
Marketing records and closing coordination
Keep a clear record of outreach, inquiries, tours, offers, and the sale recommendation. Work with the client, counsel, escrow, and title around the actual approval requirements.

Five operating legacy units and two unfinished rear ADUs. Glen and Filip represented the seller in an off-market, all-cash sale that closed on 06/23/2026 for $1,100,000, roughly 34 days after contract.
The buyer needed to understand both the existing operation and the work required to complete the rear units. The marketing approach treated the property as an operating and value-add asset.
